The importance of fire-resistant sealing when compartmentalizing
Perhaps you’ve heard of the ‘BIO’ (Dutch ‘structural, technical installation and organizational measures’ or foreign equivalent of that) in context to fireproof buildings? As a contractor, you are responsible for the implementation of structural fire safety measures. These measures are not very visible but are very important to help prevent or limit the spread of fire.
We call this the ‘passive fire resistance of a building’ (not active, like a sprinkler system that only comes online in the event of a fire) and can easily be installed by HooVos. An example of a structural fire safety measure is the compartmentalization of a building.

When fire compartments are not properly sealed, flame retardancy won’t work properly. This could result in unsafe situations or even casualties. The building owner and contractor will also have to convince the insurer that fire safety was in order, which often leads to a legal tug of war.
Often technical installations (plastic pipes, metal pipes, data cables, air ducts) run through fire partitions, like a fire-resistant shaft wall. When not properly sealed against fire, the fire (flames, smoke and heat) can spread through the joints and grommets. That is why it’s important to provide a suitable fire-resistant solution. The location of an extinguishing agent must be marked in accordance with NEN 4001-3011. If necessary, the location of the extinguishing agent should be indicated with additional signs. For example, consider an icon in combination with an arrow for the direction. You must keep an overview of the types, number and locations of the extinguishing agents.
In general, we recommend foam extinguishers, because they cause the least collateral damage. Our foam extinguishers can extinguish up to 1,000 V and can also be used on, for example, normal-sized meter boxes.
In addition, powder extinguishers are mainly recommended for hazardous substances. Carbon dioxide snow extinguishers no longer fall under the basic extinguishing agents and can be used extra for, for example, a server room.
A building has such a lighting installation that it can be used and left safely. Obligation to provide emergency lighting is determined by the functional use of a building. This is indicated by a table in the Building Decree.

Insurance companies sometimes want to deviate from this, but this depends on the relevant risk. If you also want to have the maintenance carried out once every two years, make sure that you receive this ‘in black and white’ from the insurance company, so that you will be paid by them in the event of an incident.
